"Why does my garage flood when it rains" is a question we hear from all over Jacksonville, and the answer is almost never the garage itself. The garage slab is the lowest point at the front of the house, and in a storm that drops 2 to 4 inches in an hour or two, whatever reaches the driveway runs downhill to it. Water under the garage door, a wet strip along the wall or a puddle that creeps in from the side all have a source outside, and that source is what gets fixed.

The good news is that garage water is usually one of the more direct problems to solve: find where the water arrives, catch it before the door and send it to a legal outlet.

Why it happens

A driveway that slopes to the door

Many driveways fall toward the garage, especially on lots that settled after construction. In a cloudburst the whole driveway delivers its water to the door seal.

A downspout beside the garage

A single downspout can carry the rain from 400 to 600 square feet of roof. When it empties onto the driveway next to the garage, that water goes straight under the door.

A sunken apron or slab edge

Where the driveway has settled at the garage, a lip forms that holds water against the door instead of letting it run off.

Water from the side yard

A side yard that slopes toward the garage, or the strip between two houses, sends its water through the side door or along the wall.

Ground that is already full

On lots near the river and the coast the water table sits about 2 to 4 feet down and rises in the wet season, so a storm has nowhere to soak in.

What you can check this week

  • Watch the next storm from the garage door: does the water come down the driveway, off the roof, or from the side?
  • Find the nearest downspouts and see where they end.
  • Look for a low lip at the garage threshold where water stands after the rain stops.
  • Note whether the water clears within 24 hours or keeps standing — and take a photo.

How do I stop rain water coming into my garage?

Find where it arrives. Water down the driveway needs a channel drain across the front of the garage; water from a downspout needs the downspout piped away; water from the side yard needs a swale or a short drain. A threshold seal helps with a thin film, not with a driveway full of water.

Should I put a trench drain in front of my garage?

If the driveway slopes to the door and water runs under it in storms, yes — a channel or trench drain across the driveway at the garage is the direct fix. It has to be tied to pipe that goes to a legal outlet, or it just fills up.

How much does a garage channel drain cost?

In our area a catch basin or channel drain runs $500 to $1,500 per point, and a catch basin plus a driveway channel drain together typically come to $1,000 to $3,000.

Why does my garage only flood in heavy rain?

Because a light rain soaks into the sand beside the driveway, and a 2 to 4 inch storm does not. Once the ground is full, everything runs off — and the garage is the low point.
