Downspout extensions: three ways to move roof water
A downspout extension is anything that carries roof water farther from the wall than the elbow does. On a Jacksonville lot the distance matters more than the product: water dropped within a few feet of the slab soaks into the sand, stops on the hardpan and comes straight back toward the foundation. These are the three extensions we install, from the simplest to the most complete.
Underground pipe
The downspout connects at its base to solid pipe buried below the sod, with a cleanout so oak leaves and roof grit can be flushed out. Nothing to trip over and nothing for the mower to eat — this is the standard form of downspout drainage.
Pop-up emitter
The buried line ends in a small lid set flush with the lawn. When water arrives the lid lifts and lets it out; when the storm stops it closes. It is the usual outlet in a front yard or where the line ends in a swale on your own lot.
Outlet to the street
Where there is a curb, the line runs to the front of the lot and lets the water out toward the street, usually the lowest legal point. A line that has to cross a driveway or a paver walk needs a bore or a cut, which is a big part of why a point costs $300 to $800.
We mark the outlet of every extension on the plan you sign, and it is never at the property line.

Are buried downspouts a good idea?
On sand over hardpan, usually yes: a splash block moves water about 18 inches, and a buried solid line carries it to the street, a swale or a dry well instead. It is the cheapest drainage fix we sell and on many houses the whole fix.
Do buried downspouts get clogged?
They can, mostly with oak leaves and roof grit, and roots can crush old lines. That is why we put cleanouts at the turns so a line can be flushed instead of dug up, and check the gutters on every inspection.
Do downspout splash blocks work?
For a light rain, a little. A splash block moves water about 18 inches; on a lot that settled toward the house, the water comes straight back to the foundation.
Why solid pipe and not perforated?
The goal is to carry roof water away from the house, not let it soak in beside the foundation.
Where does the water come out?
At a pop-up emitter at the curb, in a swale on your lot, or into a dry well — never at the property line.
