Yard drainage in St. Augustine

St. Augustine is the south end of our zone and the oldest housing in it: about 4,800 detached homes in the city with a median build year of 1979, 64 percent owner-occupied, and another 3,400 in St. Augustine Shores from the mid-1990s. Lincolnville, Davis Shores and the streets around the historic district sit low, close to the water, with a water table that is often within 2 feet of the surface in summer and some of the oldest grading on the First Coast. Dry wells are rarely the answer here; a route to the street or the drainage canal is. Anastasia Island and Vilano Beach are sand with the same high water, and St. Augustine Shores has the settled-swale pattern of a 1990s subdivision. Work here is downspout lines, catch basins in the low spot and French drains along fence lines, plus older paver walks and patios that have sunk and need lifting and sealing. The Shores and the island are inside our 25-mile radius from Mandarin; call for the streets south of town.
